  • 20k population in a five (5)-mile radius
  • Ideally an office or room to build an office
  • Paved is ideal but would not walkaway if not
  • Not directly next to another storage facility
  • Median household income of over $60,000
  • States: PA, MD, DE, NY, NJ, CT, MA, VA, RI, and IA
  • Extras but not necessary:
    • Below market rents
    • Mom and Pop operated
    • Low saturation
    • Expansion room

Development

Land

  • 4+ acres (can be 3 acres if the pad is flat in a good area)
  • 20K population in a 5 mile
  • Ideally light industrial zoning
  • No industrial parks
  • Decent visibility
  • States: PA, MD, DE, NY, NJ, CT, MA, VA

Existing buildings

  • 40k+ sf
  • Decent traffic count
  • 20k population in a 5 mile
  • Ideally a large parking lot
  • Vacant or lease term less than 2 years
  • States: PA, MD, DE, NY, NJ, CT, MA, VA, RI, IA
