The Role:
Reporting directly to the Chief Operating Officer, the Director of Operations will be responsible for the oversight of a multi-location, geographically diverse, self storage portfolio. This includes ensuring that all policies and procedures are followed, property performance complies with expectations financially and physically; and that timely and accurate performance reporting is delivered to the Leadership Team.

In addition, we own and operate a portfolio of over 55 stores and 80 locations with a stated goal of reaching 115 stores and over 140 locations by the end of 2027. Essential Duties & Responsibilities:
- Recruit, hire, develop and retain an engaged team of high-performing District/Senior/Property Managers and support staff through ongoing coaching and leading by example.
- Ensure that the District Managers hire and develop high-performing team members at the properties who demonstrate sales-focused and customer-centric behaviors when interacting with our customers.
- Monitor and react to property performance through a detailed review of operations and financial reports, regular property visits and performance reviews with the team.
- Identify and celebrate operational successes, as well as develop and implement plans to address poorly performing properties and opportunities.
- Improve operating income through monthly portfolio P&L reviews including all controllable expenses. Monitor capital improvements at site ensuring items are identified.
- Ensure that regular property audits are conducted, ensuring properties are safe and meet all company operational standards.
- Oversee Revenue Management and Marketing to drive property performance, including weekly monitoring of rate movement opportunities, Existing Customer Rate Increases, and conversion rate of all marketing streams to rentals.
- Manage delinquent tenant processes, including coaching teams to reduce delinquency rates and improve customer retention.
- In conjunction with Senior Management, set and drive strategic portfolio performance goals for Net Operating Income (NOI), Occupancy, Revenue Growth, and other Key Performance measures that support the overall vision and goals of IREGC.
- Train, develop and promote staff to support our Employer of Choice Initiatives.
- Adhere to Policies and Systems to achieve portfolio goals and take the lead in their execution.
- Identify opportunities for new value creation.
- Oversee transition of new properties into the portfolio, ensuring conformity to company standards of operation.
- Manage unusual events to keep the portfolio operating to standard.
- Participate in the Level 10 Leadership meetings overseeing the Investment Real Estate Group of Companies.
Experience:
- Bachelor’s or Masters’s degree in business or a related field.
- Excellent interpersonal and public speaking skills.
- Self storage experience strongly preferred.
- Minimum 10 years of managerial experience.
- Self Storage Manager and Veritec software platform experience a plus.
- Proven strategic planning and budgeting experience.
- Demonstrated experience in setting, monitoring and meeting quarterly and annual goals.
- Experience building and scaling teams and systems.
- Problem-solving skills.
Physical Requirements:
- Ability to write routine reports and correspondence, use a computer, and present information to groups of managers, clients, customers and the public in English.
- Ability to read and interpret documents, such as safety rules, operating/maintenance instructions and procedural manuals.
- Be stationary for prolonged periods of time.
- Stooping, bending, twisting, reaching and repetitive motion may be required in completion of job duties.
- Must be able to lift 10+ pounds.
- Regular travel (20%-30%) is required for this role.
